Why is there a difference between the Listings Taken report totals and totals in the Current Taken Period field within the Active Inventory report?
While you might expect these numbers to be the same, they do represent different metrics as they are on different reports.
Listings Taken Adjustment - This report will shows all listings taken in within the current period, REGARDLESS of status, unless excluded from listings taken. This will be the official listings taken metrics passed to WinMORE and therefore on your MYT (the MYT does exclude leases).
Inventory Report (Active) - This reports shows all listings that are currently considered in ACTIVE status. Any Sold, Pending or Expired listing will NOT show on this report. It WILL include any listing that was excluded from listings taken and left in inventory (excludes duplicates) so long as it is still active. If you use this report and limit it to the current taken period, you are going to get all the ACTIVE listings that were taken in the current period NOT the total listings taken for the period.
Specific Examples:
Listings included in Active Inventory report, that are NOT included in Listings Taken report:
When you exclude listings from the Listings Taken report for reasons of relist, Listing date is in a prior month, or Other, the system will keep the listing in the Active Inventory report while removing them from the Listings Taken report metrics. These listings were added to the system in the current period, but they aren’t new listings.
Listings NOT included in Active Inventory report, that ARE included in Listings Taken report:
These will include new listings that are taken in the current period and have a posted DA attached to them in the same month. Once you post a DA, the attached listing is then excluded from the Active Inventory, but it was still taken this month and is included in the Listings Taken metric.
Duplicate Listings:
Since you don’t want two records for the same listing in your active inventory, excluding a listing with a reason of Duplicate removes the listing from the Active Inventory report and the Listings Taken report. You will still be able to see and edit the duplicate listing on the main Listings screen, but you will not see it on either the Active Inventory report or the Listings Taken report. In CloudMORE Listings, make sure you are using the Listings Taken report, NOT the “Current Period” field in the Active Inventory report when you compare to the Activity report in WinMORE.
