On a couple of the WinMORE reports you will see an adjusted volume column. This column is from when KW used to do awards on volume; however currently FR awards are only on Units and GCI.
WinMORE will always present sales price based on the adjusted volume formula below. For this reason, WinMORE reports are not a reliable source for verifying associate or team "volume." True volume can be verified through the transmitted data displayed on KWConnect Reports.
Here is an explanation of how that number is calculated:
Adjusted Volume is calculated as follows: GROSS COMMISSION INCOME* / 0.03 (3%)
(*GCI less outside referrals, plus bonus, less concessions)
Adjusted Volume is a KWRI equalizer, because not everyone receives the standard 3% commission. Adjusted Volume may be different than written volume. It equates the transaction to the commission received. If the commission is 3% of the sales price, Adjusted Volume equals the sales price. If commission is less than 3% of the Sales Price, Adjusted Volume is less than the price.
Example:
- Sales Price: $100,000
- Gross Commission Income is 3% of Sales Price: $3,000
- $3,000/.03 = $100,000
- Adjusted Volume: $100,000
- Sales Price: $100,000
- Gross Commission Income is 2.5% of Sales Price: $2,500
- $2,500/.03 = $83,333.33
- Adjusted Volume = $83,333.33
