ListHub only syndicates/sends us active listings and does not send us the real expiration dates on the listings. To prevent losing online marketing for all listings the day that they go into a pending status and to prevent a listing from syndicating as active after it was sold, we had to setup some rules in the system:
- We created a 14-day expiry date which extends the life of a listing 14 days from the last import/update as active.
- We also created the Commission/Greensheet rule. When a Commission/Greensheet is created it automatically changes the status of the listing to sold in the KWLS.
We set up both of these rules to also ensure that we stopped marketing these listings in a timely manner. It is not a perfect process but again, a few things had to be put in place since Listhub does not send the real expiration dates and since listings disappear from the ListHub feed as soon as they go Pending.
Now, that is the "Why" on this process.
For the agents that want to continue marketing listings after the Commission/Greensheet is created, they can go to their KWLS and change the status back to active and just add a different expiration date. Agents that have a listing that is pending longer than 14 days (Expiry rule above) could also add a different expiration date in the KWLS.
